Auction Lagi
Setelah decide nak "go for it" untuk satu unit lelong ni minggu lepas, hari ini aku akan diwakili Bri dari SatuSolution untuk masuk bidding. Sesi lelongan akan bermula jam 1030am. Aku dah pesan kat Faris yg aku tak dpt join bidding sebab balik seremban jumpe parents aku. Faris kene pegi lelongan kat tempat lain, so Bri cover aku punya.
Sekarang ni, susah untuk letak harapan tinggi untuk menang unit lelong ni, and jgn nak berangan nak dpt unit lelong pada harga RP. Competition semakin sengit, investors semakin ramai, orang makin celik pelaburan. With global economy including Malaysia is still experiencing recession and the so called 'green shoots' indicators, to me, seem yet to materialize for most of the countries, recovery phase is pretty much slow, tapi still aku tgk orang2 Malaysia ni macam steadyyy jer. Macam takde effect. Satu reason yg aku nampak is that Malaysian nie suka menyimpan/savings. Contoh bila PNB announced akan buka jualan untuk tambahan unit amanah berbillion ringgit, pagi2 buta orang dah siap beratur panjang gile kat depan HQ ASNB kat KL untuk mendapatkan share dalam unit amanah tambahan yg terhad tuh. Dalam mase yg begitu singkat saja, kesemua unit tambahan yg berbillion ringgit tuh habis dijual. Perghhhh byk betul duit Malaysians ni. Siap dulu ade pelabur yg bising2 kata tak fair la, org kaya yg melambak duit main sapu je unit2 tuh. So, untuk avoid org bising2, PNB kene la plak buat limit pembelian maximum unit amanah tuh untuk setiap investor. Baru la fair and square.
Disebabkan savings rate yg tinggi ni la, Malaysian consumers are well buffered from the economic downturn that we are experiencing now. Most countries in the world, are cutting down interest rates aggressively (some to nearly ZERO level like in the US and Japan) and we have also seen that government worldwide injecting billions of dollars of stimulus packages into their economies, in order to boost and revive their domestic and private consumption. This is mainly to counter or offset the deteriorating trade deficit as a result of significant decline in demand of goods as economic activities slow.
Malaysia pon tidak terkecuali. Semua orang pon tahu sekarang interest rate kat sini dah makin turun and seem to start stablizing. Kerajaan pon inject stimulus package jugak. Bank pon offer macam2 sekarang ni. Property developer yg dah pakat ngan panel bank masing2 pon offer macam2 jugak. Siap tuh aku tgk:-
1. Bole beli shoplot, bayar rm1000 je and lepas tuh tak payah bayar ape2 progress payment, bile completed then baru start service loan. Why not? Upon completion, you can sell it at a handsome profit!!
2. Bole beli rumah baru, bayar 5% je, 95% lagi bayar after completion, NO progressive payment needed, start service loan lepas umah siap. Why not? Upon completion which is within 2-3 years, you can choose either to stay there with your family, home sweet home, OR again you can sell it at a very handsome profit.
3. housing loan ade yg bole extent sampai 40 tahun (terms & condition apply). Why not? extend the leverage tenure. Lower down your mortgage payment. Use other people's money to pay your mortgage i.e. via rental. Longer tenure mean lower monthly mortgage payment, hence increasing positive cashflows.
These are all huge opportunities to some people. Bile economy jatuh macam ni, tak kurang jugak kita tgk melambak2 property kene lelong. But if we look in terms of investors point of view, this is really a big opportunity for them. Kat Malaysia, with high savings rates coupled with low interest rates environment, melambak2 laa orang berebut2 untuk mendapatkan hartanah lelong ni. Kalo bace blog sifu Faris pon, sekarang nie kalo pegi auction kat Mahkamah pon dah susah nak menang. Ingatkan tak ramai yg pegi auction mahkamah, rupanya ramai gile! Lepas tuh plak budget sorang2 dah jadi tak make sense langsung. Ade yg bid lebih dari harga market, kalo camtuh baik beli from sub-sale je.
InsyaAllah kalo murah rezeki, aku dapat unit lelong yg aku target ni. Amin!
